New UAE law allows landlords to transfer notice rights
UAE law requires landlords to give tenants at least 12 months' notice prior to the notice to vacate during any period of the tenancy agreement.
This notice must be given through official channels such as a notary or registered letter to ensure it is legal and valid. In addition, the landlord is required to provide a valid reason for the termination of the tenancy agreement to ensure that the tenant's rights are reasonably protected.
Moreover, in the case of a transfer of ownership, even if the previous owner has already sent a notice to vacate to the tenant, the new owner still needs to apply for a new 12-month notice, which has caused some inconvenience throughout the rental process. Now, under the latest UAE law, the right to notice can be transferred when the ownership of a property changes. This change in the law has had a stabilizing effect on the overall real estate market in the emirate.
