Eligibility: Owning a property in the UAE worth over 750,000 dirhams
Fee: 10,212.5 dirhams
Required Documents:
1. Property Title Deed
2. Passport
3. Passport-sized Photo (EID format)
4. Insurance
5. No Criminal Record Certificate
6. If the property is mortgaged, a No Objection Certificate (NOC) from the bank is required. If the property is purchased through a payment plan with the developer, a Statement of Account (SOA) from the developer showing payments of at least 375,000 dirhams is needed.
Insurance can be purchased directly at the Land Department on the ground floor. Basic DHA insurance for two years costs 1,628 dirhams.
For the No Criminal Record Certificate, individuals without an Emirates ID need to apply at Port Rashid Police Station. After applying, check email for notification on where to go for fingerprinting. The certificate is usually issued on the same day.
Once all documents are ready, apply online through the Land Department's official website.
Upon approval, an email with a payment link for the visa fee will be sent.

Steps 1-3 (3 working days)
Steps 4-6 (4 working days)
After completing the first six steps, you will receive a notification for the medical examination (Step 7). Once received, you can proceed with the medical examination. The medical report is usually issued on the same day and should be sent to the specified email address. The next day, you will receive the ID application form, which indicates the fingerprinting appointment. You can modify this appointment date if there is an earlier slot available, but be cautious of false promises of expediting the process. Changes can only be made once. Normally, the visa sticker is issued by this time. If not, visit the Amer center to inquire about any additional documents required. If they request a labor contract or salary certificate, explain that it is an investor visa and provide the property deed.
